The key relations to remember are: 1 hectare = 100 are = 2.471 acre, 1 acre = 40 guntha and 1 guntha = 1,089 sq ft (33 ft × 33 ft). One are (100 m²) is almost equal to one guntha (101.17 m²), which is why many people treat them as roughly the same – but for sale deeds and valuation, use the exact figure.

How to Read Area on the 7/12 Extract

The 7/12 (सातबारा उतारा) is the record of rights for agricultural land in Maharashtra. It combines Village Form 7 (ownership) and Village Form 12 (cultivation). The area section usually shows:

• Total area (एकूण क्षेत्र) of the survey number or gat number in hectare-are-square metre format.
• Cultivable area (लागवडी योग्य क्षेत्र) – the part that can be cultivated.
• Pot kharab (पोट खराब) – uncultivable land such as nala, rocky or road area, shown separately. Add it to the cultivable area if you want the total land area.
• Assessment (आकारणी) – land revenue in rupees, which is not an area.

Where These Units Are Used

Guntha (also spelt gunta or gunda) is used in Maharashtra, Karnataka, Telangana, Andhra Pradesh and Gujarat. Acre is used across India. Hectare and are are the metric units used in official land records in Maharashtra. Cent (1/100 acre, 435.6 sq ft) is common in Kerala and Tamil Nadu, and square yard or gaj is used for plots in North India, Telangana and Andhra Pradesh. Units like bigha, biswa and kanal differ from state to state, so this calculator does not use them.

1. Open the Mahabhumi Bhulekh portal of the Maharashtra Revenue Department.
2. Select your division, then choose the district, taluka and village.
3. Search by survey number or gat number (or by the account holder's name).
4. View the 7/12 extract for information, or use the Digital Satbara service to download a digitally signed copy that is valid for official use after paying the fee.
5. Read the area column and enter it in the calculator above.

Important Points When Buying Land

• Check that the area on the 7/12 matches the area in the sale deed and the measurement map (मोजणी नकाशा).
• Look at the pot kharab area – you pay for the total area but can cultivate only the cultivable part.
• Verify mutation entries (फेरफार, Form 6) and encumbrances listed in the "other rights" (इतर हक्क) column.
• For non-agricultural use, the land needs NA permission; plot areas are then usually stated in square metres.
• Get a government land survey (मोजणी) from the Land Records office if the boundaries are unclear.
